A defect inspection tests the finished home as it will actually be used. Doors and drawers are operated, floors are walked, and power, water, heating, and ventilation are run rather than judged by appearance alone. Each problem needs a location, symptom, photograph, responsible trade, and acceptance condition so it can be checked again after repair.

When this work is needed
Inspect after post-construction cleaning has exposed the finishes and before the client handover. Even a limited renovation can affect nearby power and plumbing, so test the altered finishes and every connected service. In an occupied home, divide the inspection into safe zones and move belongings only as needed.
Decide before inspection
Agree on what will be tested and what counts as complete before compiling a long list of observations.
- Room-by-room scope for finishes, doors, windows, furniture, electrical, water, drainage, heating, ventilation, and safety equipment
- A numbering and photo system that records location, symptom, trade, repair deadline, and reinspection outcome
- Priority rules separating electrical shock, leakage, gas, and loose fixings from non-urgent appearance defects
- Contractor and client inspection dates and the drawings, contract, or manufacturer criteria used when opinions differ
Check in the quote
Confirm that the service includes functional testing, a usable record, and reinspection after repairs, not just a walkthrough.

What to check on site
Set the test conditions and record format first, then work through finishes and furniture before testing electrical, plumbing, and mechanical systems.

Make sure power, water, heating, and ventilation are available for testing. Prepare the drawings, contract scope, checklist, and location markers. Give any shock, leak, gas, or loose-fixing risk its own urgent status, and include both the wider room and the close defect in the photo record. - Finishes, Carpentry, and Furniture Checked

Use bright and raking light on paint and wallpaper, then walk the entire floor to find movement or hollow sounds. Operate each door, window, drawer, and cabinet front several times, recording the exact location, repeatable symptom, and expected repair result as you go. - Electrical, Plumbing, and Mechanical Systems Checked

Test sockets, switches, protective devices, and locks. Run hot and cold water at every outlet, inspect traps and joints with a dry tissue, operate heating long enough to compare rooms, and finish with hoods, exhaust fans, detectors, and other safety equipment before assigning repair dates.
Where problems usually start

- A finished socket with no power A faceplate may look complete even when conductors are missing or the circuit is incorrect. The fault only appears after move-in if every outlet is not tested under load.
- A slow leak inside a base cabinet Small droplets at taps and trap connections can soak cabinetry and flooring for weeks if joints are not checked by touch and with a dry tissue.
- A heating zone that stays cold Reading the boiler display without comparing floor temperatures can miss a closed valve or circulation fault affecting one room or section.
- A detector with no confirmed status If indicator and connection checks are skipped after the ceiling finish, a fault in essential safety equipment may remain undiscovered at handover.
A shorter, reproducible defect list is more useful than a large count. State what action caused the symptom, what was seen or heard, and what must be repeated after repair.
Keep location numbers, wide and close photographs, test videos, responsible trades, deadlines, safety measures, repair evidence, and reinspection outcomes in one continuing register.
Timing and records
Allow about 4 to 8 hours. Electrical, plumbing, and heating systems need preparation and operating time, so do not compress the visit into a visual check that never runs the equipment.
Do not replace the original list after repairs. Add the assigned person, method, completion date, and reinspection result to the same item so unfinished work remains visible at handover.
Inspection is not finished when a defect is found. Agree on the repair, test it again under the same condition, and carry any open item into the handover record.
