What this work covers
Floor finish demolition removes boards, vinyl, and skirting so the slab, heating pipes, and drain surrounds can be checked. The useful result is not simply an empty floor. It is a clean, understood base that screeding, waterproofing, or the next finish can safely build on.

When this work is needed
This work is normally needed when timber flooring or vinyl is being replaced, or when a new screed, levelling compound, tile, or other floor build-up will follow. It also lets the team investigate lifting, mould, or uneven levels hidden below the old finish. Where heating pipes or drains may be close to the surface, mark the risk area before choosing demolition tools.
Decide before work starts
Set the removal boundary and the condition expected at handoff before anyone starts lifting the floor.
- Which floor finishes and skirting are removed, and which door frames or adjoining finishes remain
- Whether the floor is click-fit, loose-laid, or bonded and how that changes the removal method
- Likely heating-pipe routes, drains, thresholds, and changes in floor level
- How debris will be separated, stored, and removed from the building
- Whether adhesive removal belongs to demolition or to a later grinding operation

Use these questions to see whether the quote covers a usable exposed floor rather than removal alone.
- Does the scope include the flooring, vinyl, and skirting that need to be removed?
- Is careful hand removal around heating pipes and drains included?
- Are sorting, bagging, and taking away demolition waste included?
- Who repairs damage to door frames or adjoining finishes that are meant to remain?

What to check on site
The priority is to uncover the substrate without damaging what is hidden below it. Follow the work from the marked boundary through to a recorded handoff condition.
- Confirm floor removal scope

Mark the line between floors being removed and finishes being retained. Trace the likely route from the heating manifold, locate drains and thresholds, and open an uncertain area carefully from an edge before using heavier equipment. - Remove floor finishes

Remove skirting and floor finishes in a controlled order. Cut along retained tile, frames, and other boundaries before applying force, and take off only as much adhesive as needed to avoid gouging the slab. - Clear debris and inspect exposed slab

Once the slab is visible, check the whole area for residual adhesive, cracks, hollow screed, and damage around pipes or drains. Photograph changes in level and every area that will alter the scope of grinding, repair, or screeding.
Where problems usually start

- Damaged heating pipes Heavy breaking without knowing the pipe route or cover depth can puncture a heating loop and cause a leak.
- Broken drain connections Using the same force beside drains and waste pipes can crack the fitting and create an avoidable replacement cost.
- Poor bond for the next layer Loose adhesive, dust, and weak fragments left on the slab interfere with screed and waterproofing adhesion.
If a pipe or drain may have been struck, leave it exposed, record the location, and test for leakage before covering the area.
Agree the repair zones for cracks and hollow screed before the next trade arrives. Mark adhesive that will be removed by grinding so the handoff scope is unambiguous.
Timing and records
Allow roughly four to eight hours, but bonded finishes, multiple rooms, and careful work around services can extend the task. Confirm whether waste removal and floor grinding are included in that allowance.
Keep photos of the original boundaries, heating and drain locations, the full exposed slab, cracks and hollow areas, and the cleared waste route. These records define what the repair and new floor trades actually received.
Protection should already be in place before debris starts moving, and the exposed slab may need grinding before the new floor build-up. These adjacent stages help define a clean handoff.
